The Miami Condo Investing Club™ founder will lead a three-hour walking tour of the Brickell Avenue Area of Greater Downtown Miami on Saturday, Jan. 17, 2026, aimed at teaching attendees how to analyze the health of individual buildings in a market with more than 100 projects and nearly 29,500 units.
Participants are advised to dress comfortably for the moderate-pace, four-mile walk that will proceed rain or shine through the heart of the Brickell Avenue Area submarket during the 2025-26 South Florida Winter Buying Season.
The tour—scheduled from 10 am to 1 pm—is designed to serve a broad spectrum of market participants ranging from prospective buyers and condo board presidents to lenders, regulators and curious “gadflies.”
The Brickell Avenue Area—South Florida’s most dense condo submarket—currently hosts a massive inventory of units that can be difficult for the untrained eye to value accurately.
Zalewski intends to demystify this landscape by providing a physical list of all projects in the submarket and teaching attendees how to interpret the data to determine which buildings are “hot,” which are selling off and which are standing firm.
Whether attendees are looking to transact or simply benchmark their own properties, the goal is to leave them equipped to navigate the complex real estate landscape.

In anticipation of the latest Miami Condo Correction Walking Tour™, an analysis was conducted for the Brickell Avenue Area that stretches from the Eddie Rickenbacker Causeway north to the Miami River and Biscayne Bay west to I-95.
Current market statistics and condo sales data were reviewed for the recently concluded 2025 South Florida Summer Buying Season that stretched from May through October.
The data reveals that 20 condo projects—including 1050-1060 Brickell, Brickell Heights and Four Seasons Residences—out of 101 new and existing developments in the Brickell Avenue Area submarket currently have an average asking price per unit below the average transaction price recorded during the Summer Buying Season.
In simple terms, Brickell Avenue Area condo owners—who recently received their association maintenance fee payment books for 2026 that reflect higher costs due to the post-Surfside condo collapse legislation—are now trying to sell at prices that are below what units traded for as recently as October 2025.
While some sellside brokers argue that a flight to quality will protect the newest luxury towers, it is important to note that many of the projects currently seeing price drops were built since 2002 and are considered modern buildings from a construction technology perspective.
