Can You Believe It? Most South Florida Condo Listings Priced Below $400,000
This is a market share breakdown of the more than 28,565 condo listings sorted by price per unit in the tricounty South Florida region of Miami-Dade, Broward and Palm Beach.

More than 57 percent of South Florida condos listed for sale at the start of the 2025 Summer Buying Season - which runs from May through October - are priced below $400,000.
While this average asking price per unit may seem high, it is actually about 60 percent less than the $981,300 average for South Florida condo listings.
Analysis like this is part of our effort to provide more insight into South Florida's condo market.
To that end, we have launched this new, occasional feature to highlight active listings by price range across the tricounty South Florida region of Miami-Dade, Broward and Palm Beach.
The series kicked off with a report on Monday, May 5, 2025, marking the first full week of the 2025 Summer Buying Season.
The season is traditionally a time of fewer out-of-town buyers visiting the tricounty South Florida region of Miami-Dade, Broward and Palm Beach due to the heat, humidity and hurricane concerns.

For our second report in this series, we found - based on the statistics collected on May 5, 2025 - that more than 57 percent of South Florida condos are listed for sale for an average price of less than $400,000, according to CondoVulturesRealty.com.
The $200,000-$399,999 price range represents nearly 35.2 percent - the largest chunk of market share - of the more than 28,565 condos currently listed for resale in South Florida.
The $1-$199,999 price range ranks second with nearly 22.3 percent of the South Florida condo listings.
Coming in at No. 3 in the rankings is the $400,000-$599,999 price range, representing nearly 14.7 percent of the South Florida listings.
Despite all of the attention paid to high-end condos, South Florida’s luxury listings - priced at a minimum of $1 million - represent less than 16 percent of the overall market.
In other words, only about 1.6 of every 10 condo listings have an asking price of at least $1 million.
Most of the luxury condos - some 86 percent - are in the $1 million-$4.99 million range, accounting for about 13.4% of all South Florida condo listings.
Higher priced condos are even less common in South Florida with:
1.5 percent priced between $5 million-$9.99 million;
0.3 percent priced between $10 million-$14.99 million;
0.2 percent priced between $15 million-$19.99 million;
And 0.2 percent priced at $20 million or more.
