Last Call: Wednesday's Meeting To Explore Condo Cliff Risks For Miami Investors

South Florida condo owners are just starting to experience the effects of the 2025 Condo Association Financial Cliff as invoices for this year’s maintenance fees and special assessments have largely already been distributed and are coming due quickly.
During the holidays, it was nearly impossible to have a conversation or turn on the local news stations without hearing horror stories about skyrocketing monthly condo fees that owners were facing in 2025.
In an effort to better understand - and share with you - what could be coming this year, we spent the first week of January digging into the statistics of the South Florida condo associations that completed their Structural Integrity Reserve Studies (SIRS) by the Dec. 31, 2024, deadline.
We also spent a day trying to obtain copies of the South Florida condo association SIRS reports that were submitted to the state as mandated by law.
As we did, it quickly became obvious that we needed to proceed with three initiatives that we will pursue in 2025:
Figure out the most efficient way to obtain copies of Structural Integrity Reserve Studies (SIRS);
Build a Florida SIRS Database™;
And create the Miami Condo Association Financial Cliff Investors Index™ to track resale trends.
