Miami condo expert Peter Zalewski is the keynote speaker for the March Monthly Meeting of the Miami Condo Investing Club™ scheduled for Noon (EST) on Wednesday, March 12, 2025.

This current version of Miami Beach has been a tourist magnet for more than 25 years, attracting everyone from Wall Street titans to sports stars, pretty people to tech moguls.

Many of these tourists, in time, ultimately traded in their visitor status for Miami Beach residency, purchasing luxury condos and mega mansions.

This influx of wealthy buyers has propelled Miami Beach into one of the most expensive condo markets in Florida as well as the Southeast.

Indirectly, neighboring condo markets have benefitted from the spillover effect as some prospective buyers chose to live nearby due to lower prices, newer units and/or the personal preference of not living in the heart of Miami Beach’s party-like atmosphere.

At least that was the case until this South Florida Winter Buying Season, which runs from November 2025 through April 2025. .

A review of the latest Winter Buying Season statistics from November through January shows the Miami Beach condo market is currently in a rough patch with decreasing sales, increasing resale inventory and a widening spread between asking prices and transaction prices.

This raises the question, has Miami Beach lost its allure with buyers?
