In the aftermath of President Donald Trump’s newly imposed “Liberation Day” tariff strategy announced on April 2, 2025, interest rates for 30-year-fixed mortgages have dropped to 6.55 percent, a level not seen since October 2024.

Prior to Trump’s tariff announcement, mortgage rates stood at about 6.75 percent.

The 20-basis point decline in the two days after the announcement means mortgage rates are now about three percent cheaper for condo buyers.

Rates could fall even further in the days and weeks ahead given the stock market selloff that is underway as a result of the tariff strategy.

At the time of this writing at 3 pm EST on Friday, April 4, 2025, the Dow Jones Industrial Average, the S&P 500 and the NASDAQ indices are all down more than five percent for the day. This is in addition to more than three percent losses in all three indices on Thursday, April 4, 2025, according to CNBC.

Adding to the downward pressure on interest rates, a growing number of economists are raising the proposition that the U.S. economy could be in a recession as soon the second half of this year.

This raises the question, is this the time to buy a condo in the tricounty South Florida region of Miami-Dade, Broward and Palm Beach?
