Nearly 70,000 Short-Term Rental properties suitable for Airbnb are available for rent nightly in the tircounty South Florida region of Miami-Dade, Broward and Palm Beach.

South Florida is an international tourism destination so real estate investors are constantly trying to tap into the influx of some 50 million tourists that visit the tricounty region of Miami-Dade, Broward and Palm Beach every year.

One straightforward approach that investors use to capitalize on South Florida’s tourism industry is to buy properties that can be rented out on a short-term basis using popular home-sharing services such as Airbnb, Booking.com and Vrbo.

Given the ease of doing so, many condos, duplexes and single-family houses that traditionally housed South Florida residents have been bought up by investors who play the lucrative home-sharing game.

DIY with the club

South Florida’s home-sharing hustle became extremely popular in the last five years as a result of the surge in work-from-home visitors - also known as digital nomads - who set up operations locally in the last five years.

The strong demand for Airbnb-type properties prompted a growing number of condo developers to build projects that are oriented towards Short-Term Rental (STR) property investors.

These projects typically feature:

  • Units with efficient layouts as expenses are charged per square foot;

  • Attractive amenities that appeal particularly to vacationers;

  • And condo association bylaws and rules that are less restrictive than traditional projects that appeal to primary users.

To better understand the Airbnb-type property market, we did a deep dive into the industry in South Florida using statistics from the home-sharing research company called AirDNA.co.

Based on our analysis of the AirDNA.co statistics as of July 28, 2025, South Florida has nearly 70,000 properties currently available for rent on a short-term basis in the tricounty region.

Statewide, Florida has nearly 400,000 properties available for rent nightly.
