Unit Owners Ponder Extent Of Relief From 2025 Revisions To Florida Condo Law

Less than two weeks before it is scheduled to take effect, Gov. Ron DeSantis finally approved the 2025 revisions - dubbed House Bill 913 or HB 913 - to the overarching Florida Condo Law that were passed back on April 30, 2025.

Now, a number of cash-strapped condo owners are trying to figure out what the financial and administrative repercussions will be in the months ahead as a result of the changes that take effect July 1, 2025.
The passage of the latest Florida Condo Law revisions comes a couple of months into what, thus far, has been an underwhelming 2025 Summer Buying Season - which spans from May through October - due, in part, to economic uncertainty nationally.
Locally, South Florida is facing numerous headwinds impacting the local real estate market, including falling prices, rising resale supply, slumping transactions and growing concerns about the cost of condo living given escalating fees.
It is against this backdrop that Miami condo expert Peter Zalewski is scheduled to discuss the impact of the legislation and the latest trends, opportunities and challenges in the South Florida condo market at the next virtual Monthly Meeting of the Miami Condo Investing Club™ scheduled for Noon (EST) on Wednesday, July 9, 2025.
