Florida is set to implement changes to the state's overarching condo law beginning July 1, 2025.
This new legislation - dubbed House Bill 913 or HB 913 - aims to assist cash-strapped condo owners to adapt to the changes being implemented as a result of the tragic Surfside condo collapse in June 2021, when nearly 100 people died and a $1 billion settlement was paid out to the families of the victims.
The legislation was passed on April 30, 2025, and signed into law by Florida Gov. Ron DeSantis on June 23, 2025.
