Has the long expected selloff of Vintage condos units that are at least 30 years old finally begun in South Florida?

Just one month into the 2025 Summer Buying Season, the South Florida Vintage Condo Cliff Index™ is flashing warning signs that buyer activity for older units is plummeting.
The Summer Buying Season is a six-month period of increased heat, humidity and hurricane possibilities that stretches from May through October that historically results in fewer out-of-town buyers, marque events and crowded restaurants.
The Index - a weekly measurement of active listings and pending sales in the tricounty South Florida region of Miami-Dade, Broward and Palm Beach - dropped for a third consecutive week on June 3, 2025.
This latest drop marks the fourth decrease in five weeks and the seventh in 10 weeks, according to a new report.
It is against this backdrop that Miami condo expert Peter Zalewski is scheduled to discuss the latest trends in the Vintage condo market at the next virtual Monthly Meeting of the Miami Condo Investing Club™ scheduled for Noon (EST) on Wednesday, June 11, 2025.
Zalewski will also provide an update on the the numerous headwinds impacting the South Florida Vintage condo market including:
Sizable maintenance fees;
Hefty special assessments;
Expensive insurance rates;
Record-high unit prices;
Costly mortgage rates;
And recession fears.
