Top 10 Ranking Of Florida Condo Law Changes From 2025 Legislative Session
In this issue of the Miami Condo Market Intelligence Report™, we rank the top 10 changes made to the Florida Condo Law during the most recent legislative session. The laws took effect July 1, 2025.

For this week’s Miami Condo Market Intelligence Report™ newsletter, we unveil our ranking of the top 10 changes made to the Florida Condo Law during the 2025 Legislative session.
The top 10 list is derived from a seven-part video series readout we created of House Bill 913 that took effect on July 1, 2025.
The newly adopted Florida legislation is reportedly designed to provide short-term relief for cash-strapped condo owners as they adapt to the changes being implemented as a result of the tragic Surfside condo collapse in June 2021, when nearly 100 people died and a $1 billion settlement was paid out to the families of the victims.
The legislation is of keen interest to Florida condo owners who are struggling to pay rising maintenance fees, hefty special assessments and pricey insurance rates.
After weeks of delay, Florida Gov. Ron DeSantis finally signed the legislation - dubbed House Bill 913 or HB 913 - in late June 2025. The legislation took effect at the beginning of this month.
Given the quick turnaround from final passage to implementation, we have dedicated a significant portion of the last two weeks to first creating the video series and then delving into the key changes that are likely to impact the Florida condo industry.
Our “2025 Florida Condo Law Revisions Video Series” offers nearly seven hours of content, empowering buyers, sellers and real estate professionals to understand the changes firsthand.
The videos are not an interpretation of the 2025 revisions to the Florida Condo Law but rather a readout of the entire text of the bill.
It is unreasonable to think that in today’s fast-paced world that everyone interested or involved in Florida condos has time to read the final text of House Bill 913. After all, the entire text of the bill released by the Florida Legislature is a PDF document that stretches 92-pages long.
We do think, however, that watching or listening to the bill’s text is doable, especially if broken down into a series of videos that are each less than one-hour long.
We hope that our videos will provide viewers and listeners, alike, a convenient way to listen on demand to the revisions while doing other things, including cooking, exercising or even gardening.
