Sunny Isles Beach (Index: 4.12 points) ranks dead least at No. 22 based on active listings and pending sales.
The Hollywood-Hallandale Beach market - immediately north of Sunny Isles Beach - ranks No. 21 (Index: 4.39 points) and Aventura - located west of Sunny Isles Beach - ranks No. 20 (Index: 4.55 points).
For context, the South Florida Index level is 7.18 points.
The top three South Florida condo markets based on the Index are:
Miami’s Coconut Grove (Index: 15.00 points);
Miami’s Upper East Side (Index: 11.76 points);
And Fisher Island (Index: 10.53 points).
For anyone interested in utilizing the Index for planning purposes during the 2025 Summer Buying Season, we would suggest the following:
Buyers should consider focusing on the worst markets as that is where they are likely to find the most compromising sellers and the biggest discounts in South Florida.
Sellers with condo units located in the best markets can probably afford to be more patient in response to low-ball offers.
